Case study by [Eoin Villarin](https://amvprosox.com/about). WordPress · ADU Construction, 2026, Role: Web Developer. Canonical: https://amvprosox.com/case-studies/golden-state-adus

Golden State ADUs is a Sacramento design-build firm that designs, permits and builds accessory dwelling units across Northern California. I built the site on WordPress and Elementor Pro, with a custom ADU cost calculator, a 91-model library and a step-by-step model configurator.

## Key results

- **91** ADU model pages
- **57** City landing pages
- **14** Completed projects shown
- **98%** On-time completion rate

## The challenge

Golden State ADUs, or GSADUs, is a full-service design-build company based in Sacramento that handles the design, permitting and construction of accessory dwelling units. It works across a wide stretch of Northern California, from Sacramento, Roseville and Folsom to Lake Tahoe, Napa, Sonoma and Walnut Creek, and its in-house team covers architecture and engineering as well as building.

Its customers are homeowners and investors weighing a big decision: a rental unit, space for aging parents, a backyard cottage or a lot split under California's newer housing laws. Most begin with the same questions. How much will it cost, what size and layout fits the lot, how long will permits take and can it be financed?

The website had to answer those questions early and honestly, show the range of models and completed builds, explain SB9 and the related state programs in plain language, and give homeowners an easy way to request a quote once they have a project in mind.

## The solution

I built the site on WordPress with Elementor Pro and a Hello Elementor child theme. The homepage moves from a short introduction and the three core services, design, permitting and construction, into completed projects, model categories, interior design bundles, a cost estimator and Google reviews, so a visitor can go from first impression to real numbers in one scroll.

Two custom features do most of the work. A custom ADU calculator plugin lets visitors choose a size from 300 to 1,200 square feet and their county, then shows an estimated total price and monthly payment. The Models library holds 91 ADU plans that can be filtered by square footage, length, width, bedrooms, baths, stories and garage, and each model page includes a four-step configurator for floor plan, exterior design, interior bundle and quote request.

Around those tools I built the supporting content: a process page with timelines for each phase, a financing page, an ADU basics section, six pages explaining MMH, SB9, SB10, SB684, SB1123 and SB79 services, and quote forms on the city landing pages. Trustindex pulls in Google reviews so the social proof stays current.

## Golden State ADUs: Sacramento ADU builders for design, permits and construction

GSADUs describes its purpose as unlocking the potential of every property with ADUs that improve how people live, build wealth and bring generations together. The site presents the company as a one-stop shop: one team for design and engineering, permitting and construction, so homeowners do not have to coordinate several firms.

That message is backed by details from the site itself. The homepage shows a 98% on-time completion rate, 100+ projects completed and 10+ years of collected experience, and the city pages add the contractor license, an in-house design-build team and a 10-year structural integrity warranty. A GSADUs Advantage section lists the strengths in short points, from responsiveness and value engineering to a client-centered approach.

## An ADU cost calculator and 91-model library that answer the first questions

Cost is the first thing every ADU buyer asks about, so I put the answer on the homepage and the financing page. The custom calculator plugin gives an instant estimate based on size and county, with a monthly payment beside the total to show what financing could look like.

The Models section turns browsing into planning. Visitors can:

- Jump straight to studios, one, two or three bedroom plans, plans with a garage or retirement ADUs
- Filter the full library by size, footprint, bedrooms, baths, stories and garage
- Open a model and step through floor plan, exterior style and interior bundle
- Send the configured model as a quote request

A homeowner who arrives knowing only that they want two bedrooms can leave with a specific plan to discuss.

## Process, financing and SB9 guidance that build confidence

ADUs involve permits, inspections and new state laws, and uncertainty stops people from calling. The Our Process page lays out each phase, getting started, design, permitting and construction, with what GSADUs does, what the client does and how long each phase usually takes. The financing page covers fast approvals, cash up front and no down payment, and an FAQ answers questions on size limits, attached garages, build times and impact fees.

The SB Services section explains California housing programs, including SB9 lot splits, in plain language with a quote button on every page. Completed projects such as Keehner Ave, Corwin Ct and Scenic Oak sit in a portfolio, and Google reviews from past clients appear throughout the site.

## Local SEO for ADU builders across 57 Northern California cities

ADU searches are local because rules and fees differ by city and county. I built a city landing page template and rolled it out to 57 locations, from Roseville, Folsom and Elk Grove to Truckee, South Lake Tahoe, Napa and Walnut Creek, each with its own heading, quote form and local content about codes, fees and the permit process. A second set of pages targets tiny home builder searches across the same region.

Rank Math Pro manages titles, schema and separate sitemaps for the city pages, models and portfolio, and an Our Service Areas page links everything together. The blog adds guides that support the main ADU, permitting and financing terms, so the site answers research questions as well as buying ones.

## Performance and content management for the Golden State ADUs website

A site with a calculator, filters and many renders has to stay quick. LiteSpeed Cache handles page caching and asset optimization, and Elementor's CSS is printed inline to cut extra requests. Motion.page handles the scroll animations, so movement on the page comes from one lightweight tool rather than several.

The ADU models, portfolio projects and city pages are all structured content, so the GSADUs team can add a new plan, a finished build or a new city without touching the layout. Because the calculator is a custom plugin, its pricing logic lives in one place rather than inside page content.
